Sioux City is partnering with a Sioux City developer to fill some open land in the Morningside neighborhood with new market-rate housing.
The city acquired the former East Middle School site in a land swap with the Sioux City School District.
Monday night, the council agreed to developer MGD Holdings proposal to build 26 duplex units.
The developer plans to break the project up into three phases.
"Phase one will be on Davis Avenue. It'll be the duplexes, they'll be more condo living, so they're not necessarily condominiums, but they will be duplexes that will be condos, so there will be individual families," said MGD Holdings representative Rick Dominowski.
Phases one and two will consist of one-story buildings. Phase three, which has a projected completion date of 2019, will be two-story townhouses.
Construction will start at the end of summer, with the first homes ready to move in by next spring.
