Walgreens hopes the 3rd time is the charm for a new store.
A Minnesota Developer wants to turn the corner of Hamilton and 19th Street into a 15,000 square foot drugstore. The intersection is one of the few undeveloped parcels along Hamilton.
Previous attempts to develop the land were met with criticism from neighbors who would look down on the property.
Sioux City's Community Development Operations Manager says the project's design has been changed to meet their concerns.
"The differences with this proposal is they're proposing to raise the elevation of this store to minimize the grading and the retaining wall to the rear of the property," said Jeff Hanson.
Semper Development has already gotten agreements from the five homeowners whose land they want to acquire for the project.
The city's comprehensive plan for the Hamilton corridor calls for residential property to be rezoned for commercial use.
"Oh, I've seen it coming. Down there in that corner is a goldmine. Not only is it a goldmine, it's called a 'going home' area. I really don't know what that means other than the fact is it gets traffic going north and it gets traffic going east and west," said Mark Renfro, who agreed to sell his home for the project.
Homeowners, both for and against the project, will have their voices heard on Tuesday, January 8th. The Planning and Zoning Commission will take up the issue at four o'clock inside City Council Chambers.
