Townhouses to be built on former Sioux City school property


Some say Sioux City is suffering from a housing shortage.  But, a construction boom could be just around the corner.

Helping with the housing need are projects like Grant's Addition.

Monday, Sioux City leaders approved an agreement with developer Rick Bertrand, who wants to build more townhouses on the former Grant School property.

Bertrand says $2.5 million has come from private financing.  The city agreed to spend $150,000 on water and sewer lines.

It's a great example, he says, of a private-public partnership.

"You don't need public money to build the houses, to build those things.  You just need infrastructure.  If we as citizens put in the infrastructure, private dollars will follow," said Bertrand, of Alleycat Holdings:

Bertrand believes industrial growth will cause Sioux City to be 1,500 homes short of the demand in two years.

"There's definitely a niche and a need right now, as people are moving into our community for these other expansions, and the demand's been good," he said.

The three bedroom townhouses sit right next to Unity Elementary school.
Construction will be complete on the first 10 units by November 1.

Bertrand hopes to finish "phase two" in a year-and-a-half.
