Landowner hopes to develop 300 upscale homes next to Whispering Creek


The need for more housing in Sioux City has been well documented.

With nearly 300 homes planned next to Whispering Creek Golf Course, Eagle Ridge could be one of the largest housing projects in Sioux City's recent history.

Developers hope to start with 50 homes this year and finish in six to eight years.

The 229 acre property sits along Glen Ellen Road and Old Highway 141.

The property's owner, Brian Peterson, is asking the development be annexed into city limits.

"It's a nice residential development in Sioux City. They're upper end homes, it feeds a nice niche. The houses in the adjoining Whispering Creek have sold quite well, and this is tying into that part of it. So, they're nice end homes," said the landowner’s engineering consultant, Scott Flynn.

City officials say the project will provide a much needed north south connection for Glen Ellen Road.  However, there's a 280 foot gap in the road that's owned by a different developer.

The City Council deferred the issue a week to get that detail sorted out.
